NFIP requires the complete inundation of 2 acres of land or more or the inundation of 2 or more properties with water before coverage applies. The current policy limit for a residential building is $250,000, while the maximum coverage for contents of a residential building is $100,000. It’s important to note that, in addition to these coverage limits, NFIP does not cover animals, crops or underground structures like wells or septic systems. The program is also not designed to cover loss of income or loss of use. FLOOD INSURANCE FROM THE PRIVATE MARKETPLACE Private flood insurance policies can help supplement your NFIP flood insurance with additional coverage or may be an option to replace it. Private flood policies often offer higher coverage limits and more comprehensive protection compared to the NFIP, which means you have more flexibility by choosing different coverage amounts, deductibles and coverage options. You may also have the option of selecting replacement costs instead of actual cash value used by the NFIP. Replacement cost covers the full cost to repair or replace damaged property without deducting for depreciation, while actual cash value pays the depreciated value of the property at the time of loss. With the rise in extreme weather events, particularly flooding, underwriters are scrutinizing risks more closely. They may inquire about your proximity to rivers or streams, the presence of water features like ponds or streams on your property and the location of drainage ditches.
